Learn more →Most Savannah homes sit over a crawl space, and in coastal Georgia’s humidity, what happens under the house decides what grows inside it. Two designs dominate locally — and they behave very differently.
The traditional build. Foundation vents are meant to let the space dry out, but in Savannah’s climate the math flips: humid summer air flows in and condenses on cooler framing and ductwork, so the space can gain moisture all season long. An inspection checks for standing water, a torn or missing vapor barrier, damp joists and subfloor, and visible growth on the wood.
The modern fix. Vents are sealed, a heavy liner runs across the floor and up the walls, and the air is kept dry by conditioning or a dehumidifier. Done well, the under-house air stays dry year-round. An inspection checks the liner’s seams and condition, whether the dehumidifier is keeping up, and whether old moisture damage was sealed in.
Moisture readings in the wood, drainage and standing water, the state of the barrier or liner, duct condensation, and any visible growth — measured and photographed, so your next step is based on evidence, not guesses.
Musty odors after rain, cupping floors, a crawl space that never dries. Call (912) 483-0691 or send the form below and describe what you’ve seen — and smelled.
From attic sheathing to the crawl space floor, a test-only local pro takes moisture readings, checks under the house, and samples where conditions warrant.
Lab results and a plain-language written report: what was found, where the moisture is coming from, and what to fix first — documented by someone who doesn’t sell the fix.

Georgia does not issue a state mold-inspector license — there is no state credential to hold. The independent pros in our network carry the business licensing and insurance required in Georgia, and we recommend asking your pro for proof before work begins. Because the trade is not state-licensed, a test-only inspector (one who does not also sell remediation) is the strongest signal of an unbiased report.
